Handsome Nautical Building For Auction
Isle of Wight
.
.
^^ The Royal Yacht Club, Isle of Wight ^^
Just in… Unique Property Bulletin has a very handsome building coming up for auction on the Isle of Wight. Guided at £330,000. Here you have a huge classic with a lapsed planning permission.
Three things jump out at us…
(i) Planning Permission precedent has been established.
Yes, the old planning permission has lapsed and yes, you will need to renew. BUT you are not obliged to reinstate the exact earlier permission. These words are just from our experience! The ancient mariner has been tapping these keyboards at Unique Property Bulletin since 1984, and he would prefer it if you did not have to fall flat on your financial face.
Better to learn from the financial scars learnt and earnt by the key tapping eccentric at this keyboard 🙂

Listed Building Consent: Here
For what it is worth, from the experience at this end f that keyboard we mention, you would be wise to study a lot of planning permissions at the Isle of Wight area until YOU find the BEST local architect within the lists on the Council website. Then engage the services of that architect. Between you and the lateral-thought process of a good quality architect, the new (and different vernacular) planning permission should be awesome.
.
(ii) Leasehold Title is often of similar top quality as Freehold Title!
(iii) PLEASE do NOT worry unduly about there ONLY being 991 years or whatever remaining on that 999 year lease.
Though unlock your padlock and let your moths fly free…

NUCLEAR BUNKER FOR SALE
This former ROC, UKWMO underground bunker and warning station is for sale via Unique Property Bulletin at a guide of £15,000 to £20,000. Though having sold 9 of these in the past 25 years, and with President Putin threatening Armageddon, we reckon (unfortunately) that the price at auction will START at £25,000 and go up to late £30k or Heaven forbid, £40k plus.

This is the latest in our list of nuclear bunkers (or as the former service personnel knew them as: ROC ~ UKWMO Bunkers).
This bunker has several interesting extras, such as additional land and off-street parking.

But the most valuable addition to this underground bunker is the fact it has a LANDLINE TELEPHONE and the option to connect BROADBAND. That is an extremely rare element that has, at some significant cost to the owner, been kept alive and connected to this very day. In our humble opinion at Unique Property Bulletin, the LANDLINE and BROADBAND is a very good use of initiative from the owner. Why? On so many levels with modern broadband, this underground bunker becomes vastly more appealing.

Bizarrely, had Russ NOT been seconded to Islay, then he would not have sustained his first spinal injury at the plane crash…
Then you would NOT be reading this!
Strange how events work out.
Of his time on stationed at Bowmore and Islay
That sad time, plus three more spinal injuries in the time Russ served at Strathclyde Police and his spine required surgery.
End of a promising an much missed police career. Alternate employment back on water gave more spinal injuries. So Russ McLean came back ashore and worked as a Harbour Master in Argyll.
That too is a brilliant job. Alas, pulling “heaving lines” at 3am that were waterlogged an very heavy, meant further spinal degeneration came about.
With a consultant neurologist advising that a wheelchair would be required inside a decade if the Harbourmaster employment continued, the old career-path led to the door of an old haunt at the Coastguard Station that had been acquired a couple of years earlier on Davaar Island.
^^ The Old Lookout: Before Renovation ^^
Davaar Island
A rent of £5 a year was still considered a bargain, even with no windows and a roof that still rained inside after the rain had stopped outside!
^^ The Old Lookout: After Renovation ^^
Davaar Island
It was whilst recuperating from several cumulative spinal injuries at the Old Lookout building that the idea came about to s make the nascent Unique Property Bulletin a proper publication.
As the old cliché goes…
The rest is history
As for the police station at Tillicoutry?
As of September 2024, that is still UNSOLD?
There is a bargain for someone who wishes to live in a beautiful part of the country…
We reckon you should be able to SHAVE OFF a few old bill pound notes and head for less than £99,000.
At that price, this police station is a steal!

Dunbeath Castle Estate
An Example of Possibly Splitting Titles
Into Affordable Segments
^^ Dunbeath Castle ^^
From Rightmove headlines it looks like the price is £25 million.
Not so.
There are 20 buildings on this estate.
So the castle would be more like £9 million.
With the other houses being capable
of sales between £175,000 and £495,000
For example, if we advised that this estate can be title-split at HM Land Registry/Registers of Scotland, for the values at £175,000 to £495,000 we would wager that might change the perspective of folk at either end of the house/castle buying spectrum.
=> PLEASE NOTE: DO NOT go off and aggravate Savills estate agents with title-splits. It is highly likely the trustees representing the former owner, who has sadly passed away, will just want ONE cheque for the £25,000,000.
What the directors at Unique Property Bulletin Ltd (formerly Argyll Group plc) have managed in past instances where an empty “Grade A” listed building is art risk of deteriorating (and they are significantly more costly to maintain). We simply buy the whole estate and sell each house, plus the ideal of an acre each to those who have lived on the estate (as a priority because this is their home).
=> Our philosophy based on real-world cases is that most folk can happily keep ONE house in good order. But 21 houses AND an iconic castle? There are very few folk can manage that without suffering a significant amount of stress and anguish. So we believe that title-splitting is a good thing (when surpluses are KEPT ONSITE and reinvested into the Grade A listed buildings). In the case of Dunbeath Castle, there is an important peatland project that will also need significant funding too.
Besides, it is close to government policy in Scotland to reform land ownership so that all folk get a “fair” bite at the cherry.
Here at Unique Property Bulletin we are non-political.
=> Our prime concern is to avoid Grade A listed buildings degrading into splendid ruins!
Hence this title-split article.
If we start in reverse order and on the basis of title splits, here is a sample of the 20 buildings that MIGHT be capable of title-splitting into 22 separate items (contact Unique Property Bulletin NOT Savills if anything gets your unique property taste buds tingling. Our contact details are: click here.
EXAMPLE OF A TITLE-SPLIT
Our Valuation? Just £175,000…
^^ Sandy Cove Cottage ^^
^^ Part of Dunbeath Castle Estate ^^
Worth £175,000?
This is how the directors of Unique Property Bulletin have saved other “Grade A” listed buildings, including “Grade A’s” in Caithness, from being vandalised and becoming derelict. Ironically, 5 Grade A buildings in the far north for which we project managed the renovation were formerly the property of the same clan that used to own Dunbeath Castle. That earlier renovation from the worry of dereliction was regarded by the local community as a success. This is all we want: to help preserve iconic and historic buildings that have unique and pretty impressive characteristics.
=> As for the other 20 houses on the Dunbeath Castle estate, we are NOT going to suggest valuations as the next step in that respect is to have a proper RICS survey on each home.
Also there is the modest matter of our directors rustling up £25 million from our former Argyll Group plc HNWs for a few months (HNW means a High Net Worth person).
Maybe let us have your thoughts on what you would value some of the 20 houses if they were title-split and sold separately for an affordable amount?

Any ideas what Walled Garden life is worth?
^^ One of 20 Smaller Houses ^^
^^ Part of Dunbeath Castle Estate ^^
If you have never lived on a magnificent estate, it is not suitable for everyone, but if you become beguiled by life in these places, it really does get into your DNA.
In a good way.
***
Simply put, the headline of £25 million will put off many buyers.
But if we rephrase that as £9 million for the caste, £5 million for the 28,000 acres and…
=> Castle Estate homes for between £175,000 and £495,000.
Then that puts an entirely different perspective on this matter.
It ensures a much faster sale. Less likelihood of building becoming dilapidated and then ruinous: eventually ending up on the Buildings at Risk Register: Click Here.
