Bye Bye Balado
Please can our readers help us find an alternate candidate for the new Unique Property Bulletin HQ., as we just lost the RAF Balado NATO base purchase.
Replacement Property Budget
Budget: £500,000
To £950,000
This is a bit frustrating.
14 months work and £9,800 in the money-shredder of life. That is the price for playing at this level…
^^ The Former RAF Balado Bridge NATO Base ^^ ^^ Balado, Kinross, KY13 0NJ ^^
One of the rules we abide by at Unique Property Syndicates is…
Better we fall flat on our financial faces than our readers.
When the MoD decide to ask for their military base back, and the owner has served in uniform, the old patriot button gets pressed and your drill-sergeant’s words about doing your duty echo from years gone by. The answer?
RAF Balado is, as these words are being typed onto this page, in the process of returning home to it’s original owner… the UK MoD ~ Ministry of Defence.
We can withstand the financial bruises of a few grand, as there are substantial cash reserves in the Angels’ Share Fund (click here).
Our readers have fewer financial scars and get to play another day.
The more cynical might ask: “Why would we protect our readers like this?”
The reason is relatively straightforward and is held with some passion.
These following numbers were not supposed to happen. This 39~year adventure has been n accidental success with 232 new jobs and 88 property renovations…
^^ The More Folk Can Do This ^^ ^^ The Better For The Country As A Whole ^^ ^^ Almost The Definition Of A Win~Win ^^
This publication started out as a form sanity saving form of therapy to help a broken cop cope with PTSD at 4am in the morning. Tapping away at a keyboard after waking up from some horrendous events can have the edge taken off by just distracting yourself, gently, with something you enjoy.
In this case, sharing the world of buying and living in some remarkable homes… and if possible at an affordable manner.
This was based on the first unique property…

The catch, if any? The old wreck of a detelict xoastguard station had to be made wind and watertight. In 1984/85 the total cost was £1,959,. Kept low through upcycling and repairing existing hardwood frames etc. Plus from the source of the words… “a little help from our friends.”

After £1,959 of a basic (first) renovation budget… and two more in the 42 years since, this wee gem may no longer be leased by Russ, but the original owners have a wonderful holiday destination to share…

Also, if we make an error, it generally happens just once. If our readers make an error, many can repeat the bourach and given the readership explosion at Unique Property Bulleting over the last 9 months, that could be a lot of friends and readers and friendly readers…
is a real what happens to even the most world weary property folk with 40 years in the land and buildings sector ends up going all patriotic.
The fact that euthanised this transaction was that both buyer and seller had served in uniform.
So when the MoD ask for their EMP secure, satellite base back, both buyer and seller had little option than to say yes.

With the growth of AI, many of our readers will now appreciate the reasons for Unique Property Bulletin being attracted to an EMP (electro magnetic pulse) protected against nuclear cloudburst DATA CENTRE.

torturing the metaphors, the crew at Unique Property Bulletin are a bit fed up. A lot of effort was put into buying this place as the new northern HQ…
^^ The Former RAF Balado Bridge NATO Base ^^ ^^ Balado, Kinross, KY13 0NJ ^^
Our purchase of the former RAF Balado NATO base had been battened-down and 99% of the to-do list tick-boxes had been checked-off to signify “completed.”
With purchase contract concluded and the cash funds sitting, it seemed safe to make plans for the new home of Unique Property Bulletin Ltd.
All was set for completion and the move of Unique Property Bulletin Ltd + Unique Property Business Angel Group Ltd., boxes + computers + broadband and even the new electricity connection had been arranged.
Ironically, over £700 in corex security signs for a start….
Now we have a quandary, so here is a request to our readers please…
If you had £950,000 to spend on a set of offices that needed to be a bit unusual, do you have any suggestions of a candidate property near to you?
We are genuinely serious about this quetsion and would VERY much apprecite anybof our readers who would like to suggest unique property near to them. It does NOT have to be actively for sale (we can enquire of the owners via HM Land Registry searches). Just unique in a similar way to RAF Balado and anywhere in the UK.

Rookie mistake. Being prematurely “certain” of legals means nothing when you are measuring up the new Unique Property Bulletin office and have has the SSEN electricity engineers quote for reconnecting a massive bundle of cables to a former RAF base…

We have all of our spare Unique Property Bulletin office now packed up in boxes. On the best of days, the various home-based UPB desks at all four corners of the UK look the computers have been fighting with the filing cabinet and causing mayhem.
But right now, most of this is in ruddy boxes awaiting the move to Balado…
^^ The Editor’s Study Office Is Ready For Removal ^^
Maybe not that bad. The key components to ensure we fulfil our commitment to readers is relatively simple…
A computer + broadband internet connection + the crucial “toolbox” for helping our readers find and fund their dreams of owning an unusual home.
The disappointment at losing the Balado purchase has been ameliorated by the temporary move of our MD to the Sannox building project, until the buildings are completed…

present a With good grace and picturesque fortune, it turns out the temporary Unique Property Bulletin office at Sannox on the Island of Arran is somewhat splendid. Well the building is 90% through to completion and snagging.
It is the unexpected views that have blown us away and heal some of the RAF Balado frustration.

Indeed, days like today, 18th July 2026 start just fine and with the gift of an incredibly beautiful sunrise. Well we hope that is a sunrise… here at the Unique Property Bulletin project at Sannox on the island of Arran where we have planning permission to renovate the old, closed hotel, and a newbuild new village shop, the sun rises directly above Hunterston nuclear power station… so when it glows like this in the morning, you sometimes wonder if the nuclear rods are all safe and damped down!

However, we digress!
Back To RAF Balado
There is an exciting element insofar as Unique Property Bulletin’s social media account has rocketed upwards to 3,300,000 view-per-month (here from here).
***********
Something miraculous happened as a result of going “daily”….
This publication went from…
30,000 page views per month, to
300,000 page views per month, to:
3,000,000 page views per month.
So there is little to worry about in securing our own publicity to assist directly with the future of Balado.
=> However, a piece of long overdue good luck for the Balado future is that Unique Property Bulletin is starting a Youtube Channel.
This means that frequent video articles will be broadcast from a first floor site office just outside the main compound on a spare piece of land.
It will be natural for our 3,000,000 prospective buyers to be more than a little curious as to what the Unique Property Bulletin is discussing, whilst in the background is a 60 foot high Radome structure…
With respect to the Control Panels at the main social media pages…
Here Is A Summary of Our Recent Results
The 3 Million Monthly Viewers Above…
Have grown from the monthly stats as screenshot below…
To complete this particular page, we made a bet with our 30,000 monthly readers!
There is a moral to this story.
Ending up at 3 million viewers does mean we are obliged to keep our side of the bet.
Even though we aren’t too keen on producing a Youtube Channel…
If a PLUMBER can grow his Youtube channel to the point where his officially filed, Companies House accounts show these spectacularly impressive numbers of…
£1.966,110
Then this “accidental success” by our nuclear-bunker building plumber friend will, hopefully, prove an inspiration to our readers…
