The planning permission is 90% complete. However, there is still a fair amount of “snagging” work required for the building to be fit for final certifications, and occupancy by guests. Here is current status of rooms etc…

The Sannox Hotel had been closed down and empty for four years, when a group of friends bought it with the express aim of securing planning permission in a way that keeps the hotel as a hotel, plus adds a new village shop for the north end of the island.

The hotel has had (i) the whole roof either renewed or overhauled; (ii) a full rewire; (iii) a full replumb; (iv) new fire safety system; full insulation up to modern day specification (2020s); (v) full replacement of glazing with modern, bespoke units; (vi) new flooring, new walls and new ceilings where rot or deterioration has occurred; plus much more.

Replacing / Overhauling The Hotel Roof
There is a lot of roof at Sannox Hotel. Historically wehn the small hotel became stabilised, a second building was added to double the hotel size. Then a set of single storey, flat-roof function room were constructed to substantially increase the capability of Sannox Hotel to cater for weddings and birthday events etc…

As happens with the majority of hotels, the staff are run ragged just runningvthe hitel, looking after customers and fillingvin a major amountvof paperwork.
The margins of hotels can be very tight and often, due to iddues of sufficient spare time and opportunity when the hotels are vacant (to allow maintenance) the fabric of these buildings, all across the country, slowly deteriorate.
The Sannox Hotel had an excellent reputation. But thet cost the previous owners a lot of effort, which, over time, can take a toll. The result here was the closure of Sannox Hotel for a number of years.

a). Final roofing works.
b). Installation of the commercial kitchen.
c). Installation of the five new en-suite bathroom/shower rooms, including the new disability-enabled ground floor guest apartment and recommissioning of the 3 existing en-suite bedrooms.
d). Finalising the new central heating system and new water heating plant room equipment.
e). Completion of remaining nea, bespoke, double glazed units.
f). Final installation of fire system heads and commissioning of the hotel fire zone panel and alarms.
g). Relocation of front garden wall ten feet towards main hotel and installation of a new 4 car parking lay-by style parking addition.
h). General building, joinery, plasterwork’s and redecoration.
i). Completion of new village shop interior, including secure Post Office cubicle.

Please Note: The Sannox Hotel renovation has taken longer than our normal projects due to the pandemic + Newbuild ferry problems.
It would be unfair to employ staff, only to have to end this employment due to the hazardous economic circumstances that caused mass ending of employment during mainland lockdown, then in-lockdown, followed by reintroduction of lockdowns.
Now, the viability of island hotels is much improved with the arrival of the new MV Glen Sannox ferry and imminent completion of sister ship, MV Glen Rosa.

(b). Each Unique Property Club (UPC) building has full insurance to rebuild.
(c). Each building and site has public liability insurance to further protect members’ funds.
(d). All UPC members are requested to transfer their property purchase share money directly to the conveyancing solicitor’s client account. This adds financial security.
(e). UPC buildings must be 100% member-owned throughout each project lifetime.
(f). In order to stop the abuse of the “Sophisticated Investor” exemption, which we are concerned is occurring as a loophole in modern internet crowdfunder platforms, we have changed our new member admission policy to a “Convertible Bond Certificate” protocol.
These rules are designed to add further protection for property-club members. In particular, they give new members between 14 days and 365 days to consider, in their own terms and at their own option, whether to become full shareholder members under the new (2023-2025) financial services statutory instruments and legislation.
