All was set for completion and the move of Unique Property Bulletin Ltd + Unique Property Business Angel Group Ltd., boxes + computers + broadband and even the new electricity connection had been arranged.

The earlier owner of Balado had a cardiac event whilst on the phone with Russ McLean. That conversation was ended promptly as Russ had no intentions of losing any more friends this way. The veracity of that event was underwritten in the fact that a cardiac pacemaker was fitted with 24 hours.
Plus, security signs were ordered, in bulk!

The stress on the previous owner was so evident… due to repeated break-ins at (the former) RAF Balado NATO base, that Russ asked Bob if a highly reputable Urban Explorer were to lance the boil of fascination with this radome base and actually sate the appetite for exploring it at 3am… the lesser reputable urbexers were breaking in twice every week. The previous owner was 87 years old and this did nothing for his health.
Fortunately The Incredibly Thoughtful & Decent Urbexer From Escapade Did The Honours & It Helped Reduce The Incursions Into The Radome

This Fire Engine appliance can be maintained and operated by competent crew onsite as happens at other Ministry of Defence (MoD) bases. After several break ins, the inevitable “next” level that happens is for graffiti to be sprayed on all of the buildings.
Worse, many unoccupied sites such as Balado become targets for arsonist’s and succumb to being burnt down by malicious criminals.
Fortunately, one of the directors at Unique Property Bulletin Ltd., is a firefighter with 20 years meritorious service. He has offered to train a small volunteer firefighter-crew onsite at Balado between now and when the site is redeveloped in terms of the charities established by Mr McLean in 1996, with the second charity in 2012 and the third in 2026.

The high capacity water pumping system in this vehicle is ideal to empty the IBC tanks of fresh rainwater (1000 litre per tank) at base of each roof-drain pipe and pump that water up to a large “header tank” so that ALL the toilets work onsite.
Better still, all the toilets work WITHOUT needing to be reconnected to the dreadful Scottish Water/Scottish Business Stream.
Balado has a LOT of roof water to harvest. A simple BOWSER and HEADER TANK will legally save thousands of pounds in water rates.

Apart from being highly stressful events in themselves, there is the WORRY each night from afar (Edinburgh) that yet ANOTHER break in at Balado will happen at 3am in the morning.
A proven way to REDUCE break-ins and attempted break-ins is to HIRE full-time security personnel.
However, this would be prohibitively expensive.
Another proven and effective way to boost security and make the Balado site safe from opportunist thieves ~ is to make it evident that the site at Balado is coming alive again. Crucially that there are security staff + patrol personnel + guard dogs and all manner of AUTHORISED PERSONNEL coming and going at irregular times.
Especially if there are purposed vehicles such as fire engines and site security vehicles.
Crucially, the best way of remedying site SECURITY between April 2026 and when Balado is either priority purchased by the MoD under their asset buy-back scheme, or the triumvirate of UPB charities completes the current purification of sale/purchase Missives.
By far the best visual deterrent to the current plague of BREAK-INS at Balado, is to install the following temporary security office…
