These advisories are added, so that the new owner has the comfort of knowing an experienced lighthouse project manager will be resident on-site, albeit, not in the preferred Flat-3. The following is advised in order to provide comforts that a wealth of assistance is at hand if needed to remedy any EPC matters and also to attend to communal matters such as roof overhaul and maintenance.

Renovation Work Advisory 1: The owner of Flat-3 is the managing director of Unique Property Bulletin Ltd., and Scotslion Ltd., (both formerly divisions within Unique Property plc) and has in excess of 34 years experience of renovating and owning lighthouse stations. Between 1991 and 2025, there have been 5 lighthouse stations and 28 buildings. It was the owner’s intention to project manage the renovation of Flat-3 as his home for imminent retirement. Due to a disabling accident from a previous career (here), the stairs are unclimbable for the owner and installing a lift/elevator has been discounted.

Renovation Work Advisory 2: During the period between 1991 and 2025, a positive and mutually supportive relationship has been built up between the Unique Property group of companies and the Northern Lighthouse Board. Indeed the General Lighthouse Authority triumvirate: here + here + here. have also liaised constructively with the owner of Flat-3 and previous dwellings at the earlier 5 lighthouse stations. Renovation Work Advisory 3: The importance of the GLA and specialist contractors cannot be overstated. As a private company and even on a private individual resident at a former lighthouse keeper’s dwelling, the proper and professional maintenance of these iconic buildings is incredibly important.

This is why the director of Unique Property Group, a credentialed founder of two registered charities (here, + here and here) with skillset to establish a third charity, is in discussion with the Office of the Scottish Charity Commissioner (OSCR) and the Charity Commission south of the Border to create a new charity: The National Lighthouse Preservation Trust.
