There is a plaque which confirms Arthur Stanley Laurels baptism, (More commonly known as Stan Laurel from Laurel and Hardy), in October 1891, which was carried out within St Peter’s Church when his family moved to Bishop Auckland (click here for Stan Laurel Bio).

CHOIR & CLERGY VESTRIES: Located off the Chancel are both the Choir and Clergy Vestries, offering meeting/office space away from the main body of the church.

BELL TOWER: Complete with two rooms and a copper spire. Accessed via a stone spiral staircase. 

POTENTIAL DEVELOPMENT: This spacious Grade II Listed Church offers any buyer a range of potential uses (restrictive covenants apply). Previously there have been plans approved to convert the church into a six bedroomed, residential dwelling and the Council have previously indicated that they would be supportive of the demolition of the choir vestry to provide some space between the church and the hall. Any other uses would of course be subject to the relevant planning applications and the listed building consent.

This property was sold in 2012 for £368,400 and we’ve studied the interior photographs from then. Plus the current ones too. There doesn’t appear to be a lot of change or refurbishment work/expenditure. Back in 2012, this former lock keeper’s home had been beautifully updated and was a very nice house then.

So why is it now for sale at almost £800,000? Over double the current owner’s outlay…

It Can Really Pay To Research Your Candidate Properties

The price hike could be due to gravity defying London property price inflation. Or perhaps the owner has spotted something a tad costly for their onward move – and has opted to overprice this lockside cottage.

Whatever else, if you know the price paid and there appears little spent improving and already high specification building, then it follows that there may be a margin to save £100,000 or so.

If we can save when we buy, then we reckon you should too.

Warming to the thesis of circumstances here combining to provide a good old fashioned price haggle, it is also worth observing that this house seems unoccupied/empty…

Lock House is now back up for sale 5 and a 1/2 years after the £368,400 sale. If we were looking to return to London and buy again, this Lock House would be on out top ten list.

Although we would be inclined to offer £650,000 now and see whether the owner would counter at around £700,000.

This might impact upon your plans. Impact is an apt word. Applying for planning permission as your new home for something that processes fecal impact on the colon may colour your views.

There is certainly a lot of slimy stuff on the walls, and the vegetation looks like it might lend itself for illicit use as a splifforarium hydropnica. We would of course not recommend that.

Offsite Adventures To Help Onsite Seekers

Unique Property Bulletin is a free resource run by volunteers. We do this  for you, our readers. The team here are in the process of purchasing a lighthouse compound. For clarity, there is nothing wrong with ex authority houses – the rooms and land are usually very generous; it just jars the senses to put a thatched cottage close by.

A few days ago, our friend, Jonathan Riley got in touch with us here at Unique Property Bulletin and asked if we could help him sell his UKWMO underground bunker.

We were delighted to say yes, and immediately introduced Jonathan to Mr George Harrison at The Sun newspaper. The two of gentlemen got up to a dose of mischief and next thing we knew is George had put together an excellent article in his newspaper very quickly. Beat us hands down in covering this bunker. So the least we can do just now is to get this in front of our readers ASAP. With necessity requiring such a fast turnaround, our detail isn’t as deep as Georges.
