PLEASE NOTE: As at September 2023, this building and several others came up for SALE (not rent) as ONE lot at £1,400,000.

Several of our readers were unhappy that the beautifully presented Signal Box was NOT for sale on its own.

=> You have to buy an eye-watering £1,400,000 Train Set to secure the diminutive Signal Box. Why does this matter? Well e were turning buyers away! Is that a good thing?.

=> We recommended to the owners that they might like to split their property into single dwellings as an OPTION, but this was dismissed, somewhat abruptly.

There seems to be a dissonance somewhere within the understanding on how to achieve a sale.

A]. We believe that it is far easier to secure a DOMESTIC mortgage for ONE home than a much larger COMMERCIAL mortgage for a portion of that £1,400,000 selling price.

B]. In addition, it is a fact that there are a LOT more people around who can afford to buy a house for between £195,000 and £795,000 that the much larger £1,400,000.

Sadly, there is no helping some folk. We do not charge for this publication. It is run by volunteers. Some sellers and/or their agents simply do not need any help, even, when at first that help was accepted…

The moral of this sad situation is if you would like free help to sell your £1,400,000 Train Set and the estate agent would really like their £10,000 to £20,000 commission, then an apology and a change of attitude when phoning up someone who is trying to help you may remedy the situation.

Facts

The biggest irony is that within 6 days, Unique Property Bulletin had secured an offer for the sellers at their asking price.

Possibly something to do with the FREE publicity given to this seller, courtesy of Unique Property Bulletin.

As direct result, Signal Box & Train set, and the fact we had SEVENTY interactions plus 14 comments within just SIX days we had a £1,400,000 offer for the seller…

The clincher for us (in removing this free advertising) was the fact the estate agency told us they were using “Sole-Selling-Rights.” When we respectfully replied to the man on the phone from this estate agency that this was FREE advertising in an online MAGAZINE and we were NOT a competing estate agency so his £10,000 to £20,000 commission was safe, he was having none of it. When we tried too clarify the situation he abruptly told us his dinner was out and he had to go. Way to earn £10,000 in commission!

=> If this gentleman from the relevant estate agency cares to reflect and possibly donates £500 to a registered charity from his ample commission, then we would happily upload the FREE advert again. But we are not listing any property for people who make telephone calls on a Sunday in the tone and manner we received.

It is always nice to have photographs of these wonderfully iconic railway buildings in their former glory. Many a day the author of this page wonders if way back when, in the last photo by Mr John Alsop around 1956, if Mr Alsop had any idea how important his “snap of the day” would become in future years for folk who have a great affection for the pre-Beeching era. Thankyou John and all of those who took what are now historic photographs.

This lapsed planning permission may, of course, be progressed for reinstatement. Particular emphasis should be made regarding Building Warrants as these have an uncomfortable habit of changing/being updated in circumstances where a lapsed planning permission is being re0instated. Furthermore, it cannot be guaranteed that planning permission will be guaranteed.

Although, on the positive side, in our experience, often a local authority (and crucially the local community) will want the project completed. Especially if it is turning into an eyesore or a tired, deteriorating structure.

=> This can be useful if you want to change the earlier plans.

We would strongly recommend you search the local planning authority planning history (online) and locate the original architect. This is because they will already have an encyclopaedic knowledge of the building and help you move forward in an expedited manner.
