It was a combination of good luck and a little eco-engineering ahead of timme as it has been clear for decades there may be an existential crisis with fossil fuel consumption. Our new chaity building the proof-of-concept community owned wind turbine to bring KWh prices to 9p rather that 33p to 48p is exciting us.

Project manager Steve Williams and the Wick team did very well. In fact, he completed TWO rooms under-budget and within the required test-timespan! It helps that Caithness and Sutherland are amongst the lowest Covid-plagued spaces in the UK (here). Building supply merchants are open and all the trades are turning up to work quite safely and happily. The low Covid contagion in the north is one of the reasons folk are flocking to the Highlands & Islands to buy secure property. To safely telecommute from a remote sanctuary far away from Covid-cities and lockdown-towns.

Plot spoiler! Russ and the team are now happy that we WILL get UPS27 completed inside the 6-to-11 month project timespan. We are officially 4 weeks into the process so it is actually has a shortened 5-10 month range now. There are 6 rooms in Keeper’s Cabin plus 4 in the other buildings and a new pier, new off road parking + road overhaul (UPS27 share of private road pot hole maintenance is 10%). Also some landscaping needs to be completed. Especially as UPS27 owns over 7 acres on this site.

EXTRA PROFIT NEWS: Irene Robinson’s planning permission approval at the Engine House makes it very worthwhile to at least ask via a pre-planning application to Highland Council on whether the Walled Garden building could be extended and made into a FULL residential dwelling.

That would add an extra £60,000 TO £100,000 to the UPS27 net asset value (Irene’s plans for her Engine House were PASSED and can be studied: here). UPS27 members will be asked to VOTE on this additional planning permission initiative once all of the share certificates have been sent out and we know the proper ownership structure of UPS27: Noss Head Lighthouse Station Ltd.

Keeper’s Cabin progress: The old detritus and bunk-beds cleared to the rubbish tip…

 

Originally a single bedroom for cooking, sleeping ~ everything.

It was damp, cold and draughty.

Next photo is crucial: a new doorway plus lintel for building regs., was installed between rooms “4” and “6” on the plans illustrated at the foot of this page. This immediately doubled the size of the old bothy floor area. That was reflected in the HM Land Registry conveyance when the neighbouring Principal Keeper’s House was sold off and the coal bunker + store + corridor were retained for this Old Bothy building as it transforms from a damp bedsit into a proper 1 bedroom house with lounge + kitchen + dining area + separate shower + new wc suite + full insulation + new double glazing + roof overhaul etc.

We know that this increase in floor area is very important and adds great value, because that very situation arose at our UPS3 Strathy Point Lighthouse syndicate of 1999 (here).

The crucial doorway between the old bothy and the extra floorspace was completed a few weeks ago. It still takes a bit of getting used to when wandering around the property…

In The Tardis!

This modest test of “just one room” helps prove that UPS27 is as safe as we can make it for reaching completion and exit-route during Covid.

What was a bit of a surprise is some lateral thought. This work renovating enough rooms fully until the house is completed is relatively easy. What is a surprise is that when we added up all the rooms in the current fleet of unique property syndicates during November 2020, there are a staggering..

103 rooms and

£1,423,668 worth of buildings.

None too shabby for an obscure website.

Interestingly we also counted at least 33 new jobs as a result of UPS projects nearing completion. A very helpful by-product of what UPS does and at a time when jobs will be needed more now than at any time in the past 100 years. More on this in the coming weeks. As of 22nd November 2020 and the Engine House planning permission that has been granted (here), UPS-HQ are considering a vote amongst the new UPS27 members to apply for planning consent to turn the walled garden building into a detached home. That would add around £100,000 to the UPS27 syndicate. 

The Loch Is Included Plus The Pier & A Boat

Also it should be noted that Steve Williams is powering forward with progress at Keeper’s Cabin renovation. The kitchen is completely rewired, and replumbed. The units are suited to the style of this property. For members who have visited Noss Head Lighthouse Station, this used to be the old coal bunker. Then it became Russ McLean’s site office. Now it is a fully functional kitchen…

It is worth noting that the Principal Keeper’s Cottage next door has been booked solid since Dr and Mrs Makin finished their renovation. Well booked right up until Covid19 hit in March 2019. Although it was about 8 weeks later in Scotland and fortunately in the far north is not such a profound problem as the population density makes it difficult for the virus to spread. In other words residents of the far north have plenty of space to live and explore. The summers are warm and sunny. There is 2 hours more daylight in the summer here than in London. Conversely, it may be an idea to own a chateau in France to spend four months of the winter. Thereby achieving our long sought after goal of TWO SUMMERS & NO WINTERS.

After a request from Dr Makin, we have donated the to the local Caithness General Hospital in Wick. This television was too big for the room. A slightly smaller flat screen TV is in one of the works vans waiting for a full load to head north.

Please remember this is just ONE room. There are several more on this site, plus other jobs too. But UPS-HQ are confident that even if there is a second lockdown, we can move each and every project forwards.

Fourteen shareholders/owners from UPS24 were able to visit the big house on this site. One couple flew all the way across from Australia to stay here during the glorious north-coast summers.

REDUCING THE RISKS: UPS-HQ had been very cautious about accepting funds and issuing shares in UPS27: Noss Head Lighthouse Station: The Sequel.

Why?

Because Covid19 had been interrupting the supply-chain of building-materials and also the availability and reliability of contractors. Particularly problematic has been the Covid19 restrictions on the Arran ferry and unreliability of the poor old boat which is well overdue for replacement (here). This has been affecting UPS25 (Sannox Hotel) to an uncomfortable degree.

But what about the mainland project in the far north at Noss Head Lighthouse Station?

To reduce the risk and worry, UPS-HQ specifically renovated “JUST ONE ROOM” at UPS27 buildings the normal amount of weeks it should take (were ther NO Covid19). The room in this photograph is ruinous, damp, cold and draughty with decrepitude.

Fortunately, the test renovation of that single room was a success. It has been transformed to a fully insulated + double glazed and rebuilt bedroom. In spite of Covid.

In fact the reason for doing this is to see if Covid would cause a delay at UPS27 in the far north. That test-run was answered. Our worries were extinguished and put to bed. In this case, literally as there is now a brand new bedroom in the Keeper’s Cabin at Noss Head Lighthouse Station. The Angels’ Share will be powering on with the renovation of the rest of this building and the Telecommuter Office building + the Pier on the Loch, plus new parking spaces and ancillary landscaping.

Bothy Enlarged To Keeper’s Cabin

The Plans

The Keeper’s Cabin started out as a small, bedsit bothy. Here is the plan drawing of the area it used to have and to show how the floor area was doubled, the second drawing is included for comparison. This building (and the other building + 6 acres + loch and other parts) WAS owned by UPS24. All this property is NOW owned by UPS27

The Old Bothy: Left Hand Side. DUPS24 Doubled Its Size. How?

The Old Bothy used to be half the size as per original plan drawing reproduced above.

The “Old Bothy” was a squalid, damp bedsit. UPS24 formally changed the HM Land Registry title. It ADDED the north segment of the “Back Corridor” + “Coal Cellar” + “PLK Utility Room” and moved this into the ownership of the property now known as: Keeper’s Cabin. At a stroke, this DOUBLED the floor area of the new property, plan shown below, left-hand-side of the building red-line. In this case, literally as there is now a brand new bedroom in the Keeper’s Cabin at Noss Head Lighthouse Station. Beyond Telecommuter House is the Walled Garden and then the North Sea.

Then looking North from Keeper’s Cabin we have the sun setting. Well it doesn’t quite set in June each year as these buildings are significantly close to the Arctic Circle.. So much so that the Sun just “dips” in the north below the horizon fr a couple of hours. Then it is a glorious sunrise and a nice, long daylight day starting again…

UPS24 used to own the small Bedsit Bothy. The Angels’ Share “bridged” the finance so all the UPS24 members could exit. This then gave Dr and Mrs Makin time and grace to sort out their own refinancing. Unfortunately, things dragged on, then Covid struck and the Makins own B&B business next door suffered.

Sadly the Makins are not now able to progress their interest in the UPS27 assets. Meanwhile, UPS27 are not prepared to wait any longer.

Especially as a multi-million pound investment is set to create hundreds of jobs next door in the at Noss Farm field and beach to the south of our lighthouse station (here).

There is considerable opportunity to locate high quality tenants (and sell UPS27 assets as investment property) or simply locate buyers for UPS27 assets from the hundreds of workers staying locally to work on the major National Grid infrastructure.

Hence the new mini-syndicate of UPS27 to complete the two buildings and final landscaping at the property the Angels’ Share still owns at the lighthouse station.

As indicated earlier, it would be manifestly unfair not to invite the members of UPS24 and other UPS participants to join UPS27.

Russ and the team at UPS27 and UPS-HQ have tested all five sites during Covid19 and the lockdowns. It is a little more difficult to get work completed, but with effort and persistence, remarkable results are possible. The Noss Head Lighthouse Station tail-end-properties are now formally owned by UPS27: Noss Head Lighthouse Station Ltd.

The Keeper’s Cabin started out as a small, bedsit bothy. Here is the plan drawing of the area it used to have and to show how the floor area was doubled, the second drawing is included for comparison. Next, we focus on the evolution of just one room at Keeper’s Cabin (UPS27). This was the 2-room Old Bothy and now is the bedroom in a 6 room house. But this is much more than that.

It is now safe to join because Covid is not as problematic

for building work as was previously anticipated.

INTRODUCTION: It is a remarkable thing to drive the long, straight road up to Noss Head Lighthouse Station for the first time. In fact the enthusiasm, anticipation and excitement never quite wears off. The private driveway belongs to UPS27. This means the current owners (UPS27 including new members joining this week), or the eventual owner who buys the place off of UPS27 will have some wonderful walks and places to explore. There is a lot of property owned by this syndicate (here).

The Driveway is a 1/2 mile round trip to take the bins out.

PERSPECTIVE: We positioned the lighthouse mailbox at the main gate due to the long distance of land owned by this syndicate. The mailbox has actually become a “thing”, a tourist mini-attraction. Folk have put their photos of this lighthouse letterbox onto the internet. For example: here and here

There is around 1.2 miles of private road owned by UPS27.

Maintenance cost for the private road are split 50% ~ 50% with the Northern Lighthouse Board paying half. Then 1/5 shares of the remaining 50% between each house. That equates to around £90 a year lighthouse road maintenance fund.


Spare bits: DurignUPS24 all 14 members who managed to visit the lighthouse station looked like they wouldn’t mind if we got “stuck” with this palce. But with USP24 everything in that syndicate did sell and each member made a 30% net profit The leftover parts were sufficiently modest that the Angels’ Share happily bridged the finances. Just to be fair, when Dr and Mrs Makin indicated Covid had messed their plans and they wouldn’t buy this amazing selection box of lighthouse buildings, here we are sharing the opportunity to join in another lighthouse aventure. Though please note, we cannot guarantee that UPS27 will have the same 30% net profit as the earler UPS24.net

Safety Delay + Resolution of Work During Covid

&

Share Issue Starting 15th November 2020

IMPORTANT: The UPS27 share issue for “Noss Head Lighthouse: The Sequel” had been delayed until UPS-HQ were CERTAIN that it is possible for us renovate this project during the Covid pandemic and Lockdown~1 without delays/building material shortages. So we started modest renovations (with funds underwritten from the Angels’ Share). This was to see how progress went during Covid. Each project has gone forward “on-budget” and “on-time” which is much better than we had hoped for. Even if/when Lockdown~2 occurs in the far north, UPS-HQ are now confident that UPS21 + UPS22 + UPS23 + UPS25 and UPS27 WILL proceed to EXIT-ROUTE and RESALE payday securely and in a decent timeframe, in spite of the pandemic. So the private share issue for UPS27 is now available for members to join. Best wishes, Russ.


Lighthouse Life & Resale Attributes

The whole lighthouse station is a place of sanctuary and a thousand awesome views. Tescos have a large superstore in the reasonably nearby town of Wick (here) and they do home-deliver to the lighthouse (here); so it is entirely possible to live very happily on the lighthouse side of the main gate and not feel any longing to leave the place.

Russ McLean can attest to this as in the summer of 2018 he spent 9 days happily scampering around the site and then realised he had not been through that main gate to the outside world in well over a week. Plenty of work, rest and play inside the gated lighthouse  estate.

This is long before the world was hit with Covid19. Now the fact that there are places in the country and indeed on the planet where it is possible to live and feel no stress nor strain from Covid has profound ramifications.

To the casual observer, it may not seem there is much here. But with 36 acres, of which 6 acres + loch + walled garden + all the cliffs + the rock stack and a secret beach and many different daily walks if that is your thing, this place is special.

Personal reflections from Russ on the lighthouse site take on a new impact given that Covid19 has plagued so many people on the planet. To revisit earlier comments from the UPS24 times…

When you come up, there is secret rock bench cut into the cliff to the north I would recommend. Well worth a visit to go and see the puffins and whales. Maybe spend a couple of hours on the beach. Noss Head Lighthouse Tower

Sometimes the sheer beauty of this place makes you catch your breath and stop. The summers have two hours more daylight than London due to proximity to the Arctic Circle of Noss Head. But imagine owning this loch? It is a delight to sit here of an evening with a cup of coffee or glass of wine. Several times a year there is an amazing murmuration of starlings.

The first time I ever saw this, was gifted the sight, was at Noss Head whilst sitting with a cup of tea by the loch. Seriously, there are somethings that really do stop you in your tracks. Strangely, a lot of these awesome events have been up at the lighthouse station. I didn’t have a video camera that evening, but here is what you may well have as a treat by the loch…

The display I was lucky enough to see lasted 45 minutes until the sun was ready to set. It can capture your attention totally and completely. Well in as much as can happen when the lighthouse loch is a picturesque sight too… 

The Loch & Pier Are Owned By UPS27

The summers at the far north are unlike the rainy west coast. The air is windy but dry. Russ has caught sunstroke up here twice. The place is a well kept secret, or at least it was until the North Coast 500 tourist trail opened up.

Conversely the winters can be a tad dramatic and dark. But sometimes you get lucky. Here is the same loch: the one currently owned by UPS27. The green lights are a display from the Aurora Borealis.

Okay everyone, let’s get into this. The embargo on issuing shares and gathering in share funds has been lifted with effect from 15th November 2020. There are already 11 people on the UPS27 reservation list, so it will be a busy week. Russ apologises to those members who have had to wait for a few weeks whilst we tested the capability of working during Covid19.

On reflection it was the right thing to do. This Covid19 pandemic has knocked everyone and it can be a challenge to know what is possible and what isn’t during the various lockdowns.

Better to “test” a couple of room renovations (as illustrated on this page) to see if we can be confident the renovations here (and on the island of Arran at UPS21 + UPS23  + UPS25) can go ahead smoothly to the exit-route and pay-day + profits, than us start a mini-syndicate that gets “stuck”.

After reviewing the progress illustrated below, the UPS-HQ team are comforted that UPS27 will be completed in the 6 to 9 month timeframe.

Because Sannox Hotel has over-run on the time taken to reach resale and exit route, Russ is very keen that all team members know the importance to make sure we don’t repeat the UPS25 Sannox mistakes. Albeit things such as global pandemics are mercifully rare. It is very rare for a syndicate to get “STUCK” and we work hard to avoid that. However, because of the COVID LOCKDOWNS, there has been a reticence to accept funds until we know it is safe to proceed.

The old, tired and damp buildings above are being transformed

to modernised, warm, dry properties with a future and a good use.

Please note the new, double glazed windows are now installed. This Keeper’s Cabin building (outlined in red to assist with UPS27 ownership identification) is currently part of the various items owned by UPS27 at Noss Head Lighthouse Station. The green and ochre paint pantones are Northern Lighthouse Board specified colours and required in order to harmonise with the Grade A Listed Lighthouse Tower. Keeper’s Cabin would have looked terrible had Angels’ Share not bridged some further temporary finance in order that Keeper’s Cabin is painted at the same time as the neighbours and the NLB painted theirs. 

The old shutters are no longer necessary and three new windows have been installed, giving this elevation access to splendid views across the loch ~ also owned by UPS27.

As of 8th November 2020, UPS27 is ahead of time and under-budget. The almost miraculous thing is almost by accident, UPS-HQ founder, Russ McLean is able to “shielded” as per NHS medical instructions and keep working remotely from the his study at home under virtual “medical house arrest” since 23rd March 2020 for 118 days due to…

Government imposed safety “shielding” (here) has seen a remarkable evolution of designated staff at each UPS site being designated pro tem project manager. With virtual/video/remote site meetings twice each day ensuring that progress is being made.

UPS members are able to see the progress at (UPS27 at Noss Lighthouse) and UPS23 (Conservatory House Newbuild at Sannox). These work remarkably well.

UPS-HQ have now proven that it is possible to get work completed during lockdown, Heaven forbid we head into “Lockdown~2”.

In good conscience with around 25% of the US27 and UPS23 syndicate work now having been completed to prove it is possible to work whilst the pandemic remains an issue, we have three buildings actually in the process of renovation. As of today, 8th November 2020, on studying the amazing progress at Keeper’s Cabin renovation, we are assured UPS-HQ and the teams at the various sites CAN manage to keep this (and the UPS23) renovations on schedule. ALL of the building materials can be supplied. In fact MOST of the building items are onsite already. We have briefly narrated below another exemption to obstructions during lockdown. Though safety is paramount: hence our Covid-Safety-Policy: (here).

Each site is remote and by their nature, low on the Covid contagion risk/prevalence league tables. The teams of trades are able, safe and happy to travel to and from their home to the UPS site (joiner + electrician + plumber etc).

Many sore spines were inflicted by these bunky blighters

during the completion stages of UPS24.

They have now gone to that great bunk-bed depositor in the sky!

UPS-HQ are delighted to state that as a result of work now carried out in the middle of the worst virus pandemic for 100 years, one of the buildings within the ownership of UPS27 is so far advanced that we have no meaningful worries about completing the two buildings still owned by us at Noss Head Lighthouse Station.

We are confident that the renovation budgets, and timeframes detailed by UPS27 (here) can be adhered to.

We include the progress of just one room within this update to indicate the veracity of the local team onsite, in spite of Covid19 and the building material supply-chain interruptions etc. It is actually helpful that the site can be closed during lockdowns in order to protect the occupants of the three houses plus one renovation on the table…

IMPORTANT: The UPS27 share issue for "Noss Head Lighthouse: The Sequel" had been delayed until UPS-HQ were CERTAIN that it is possible for us renovate this project during the Covid pandemic and Lockdown~1 without delays/building material shortages. So we started modest renovations (with funds underwritten from the Angels' Share). This was to see how progress went during Covid. Each project has gone forward "on-budget" and "on-time" which is much better than we had hoped for. Even if Lockdown~2 occurs, UPS-HQ are now confident that UPS21 + UPS22 + UPS23 + UPS25 and UPS27 WILL proceed to EXIT-ROUTE and RESALE payday securely and in a decent timeframe in spite of the pandemic. So the private share issue for UPS27 is now available for members to join. Best wishes, Russ.
