Planning Permission For

We love this project. But it is at the other end of the country to our main office near John O’Groats. However, as we are into the sixth hotel purchase of our 11 hotel effort to prove “Two-Summers-No-Winters” actually works by arranging affordable full-share hotel-room-ownership (here) between the far north and far south of France, Spain and Gibraltar (here), we will be buying a hotel on the south coast to complete that project. Maybe, if the Bull Tavern fails to sell at auction, one of the volunteers here will be making a phone call to live Emson auctioneers. That is one of the benefits to owning hotel-rooms at various locations all across the UK and EU.

Obtaining planning permission ain’t our favourite process. The majority of councils and planning officers do their very best to help. But since Covid, we have found around 8% to 10% of council staff have left these jobs. Same goes for conveyancing solicitors and architects, electricians and plumbers etc.

=> We always study the planning lists at a new council area. Why? To find out who is the best architect! That is usually a very helpful boost to the project in hand. But it is often where you risk tripping up and getting stuck.

Even at the best of times an architect with a good reputation is VERY busy. That can end up adding weeks, sometimes months onto a project.

Which is why, when we see a planning application that someone has worked hard to fine-tune and secure (such as this 17 newbuild house development behind the Bull Tavern), we are always grateful.

One side-note that may help protect your own position. This is important, so please read it…

=> If you do buy Lot 39, PLEASE consider getting a Building Warrant immediately so you can START digging and pouring some concrete etc. The crucial phrase is to make “a meaningful start.” You do NOT need to finish, just get the shovels dug in and sufficient work started to protect your Planning Permission status.

Historically a Planning Permission usually states that you must “START” the building works within 3 years (seldom is there ever an end-date for the building works).

In several of our own cases, as we have made a “start” and it is commenced in an evidentiary and provable manner. Thereafter we (or you) you are protected from the Planning Permission expiring.

=> All other things being fair and equal, by making a “meaningful start” you have insured yourself. Your planning permission is alive in perpetuity.

The photograph above of the Bull Public House was taken in happier days. Sadly, likely as a result of Covid and lockdowns, the photo below this paragraph is of the same bar area, but now closed-down and empty.

If anyone needs some help getting this building back open, please feel free to get in touch with us (click here). We have been very lucky to enjoy three decades of re-opening closed-down businesses. Of the 52 empty shops and shut-factories so far brought back to life, an example of the Bull Tavern is when we purchased the worst pub in town in Argyll (the Bull looks to be in good condition and we would anticipate a reasonably light touch renovation).

But to illustrate the body of work and credentials within our own group of company directors and HNW shareholders, here is how we brought an old pub back to life and created 12 jobs. The local community got their amenity back, rather than it just being converted  into housing stock and denuding a village of another shop/pub/bank etc.
