Eco House
For Sale: Guide: £150,000
47 Hardwicke Road, Hastings, East Sussex, TN34 3PE
Here at Unique Property Bulletin it always saddens us to list a repossession. Especially as the first charity registered from our 1997 series of Unique Property Bulletin was the Creditcare Money Advice Association.
Eco House
47 Hardwicke Road, HASTINGS, East Sussex, TN34 3PE
But one thing we discovered from our money advice charity is generally, the person or folk leaving the home get a fresh and the bank takes a hit.
We know that because one of our Creditcare Money Advice Charity clients had a great sense of humour and she coined what we did on a completely separate matter to fundraise for the charity (recovering £727 that Santander have yet to repay our charity) as this…
The Charity’s
Robin Hood Bank Heist

Just in case the former owners of this Eco Home read this, if we can be of any help to you, please feel free to get in touch.
This sort of thing has happened several times over the past 30 years ~ where we have managed to help a dispossessed person or family to find a new home. Plus our “Angels’ Share” keeps a bit of cash spare for emergencies. Though for anyone who reads the Calum’s List website we just inherited (and are rebuilding that site), these funds are currently limited. One of our jobs is to increase the new charity’s ability to help folk who have slipped through the safety net at the DWP.

Just For You As A
Unique Property Bulletin Reader
This is one of our guidelines that may help you. It is mentioned here as auction property can be sold very fast. Or not.
Rather than miss out, it is always worthwhile if you remember Rule~7…
.
Unique Property Bulletin
Rule 7
Can Give You A Property-Finding Turbo Boost
Please remember, Unique Property Bulletin always recommend Rule-7 ~ especially for auction sales.
We discovered the value of this in the 1990s when a unique property one of our team just lost out on, came back up for sale. She won that property and we have been following Rule-7 ever since.
The most spectacular proof is this…
The received wisdom across swathes of the property sector hold the view that approximately 33% of property sales fail to complete (the definitive number is often hotly contested. More information here and here ~ 35% property sales fail (archived: here).
- Our own (Summer 2025) numbers indicate around 31% of property sales collapse.
- We know this in real life because back in 2017 we MISSED the purchase of Noss Head Lighthouse Station.
- Fortunately we applied Rule-7 and contacted the sales agency.
- The estate agent said the sale had just fallen through and we could buy Noss Head Lighthouse Station at a 30% price reduction for a quick sale/purchase.
- that is precisely how we (Unique Property Business Angel Group Ltd) ended up buying Noss Head Lighthouse Station for £200,000 on 23rd May 2017 (here)…

That was a great adventure. Only made possible because we followed Rule-7…
