An Example of Possibly Splitting Titles

Into Affordable Segments

From Rightmove headlines it looks like the price is £25 million.

Not so.

There are 20 buildings on this estate.

So the castle would be more like £9 million.

With the other houses being capable

of sales between £175,000 and £495,000

For example, if we advised that this estate can be title-split at HM Land Registry/Registers of Scotland, for the values at £175,000 to £495,000 we would wager that might change the perspective of folk at either end of the house/castle buying spectrum.

=> PLEASE NOTE: DO NOT go off and aggravate Savills estate agents with title-splits. It is highly likely the trustees representing the former owner, who has sadly passed away, will just want ONE cheque for the £25,000,000.

What the directors at Unique Property Bulletin Ltd (formerly Argyll Group plc) have managed in past instances where an empty “Grade A” listed building is art risk of deteriorating (and they are significantly more costly to maintain). We simply buy the whole estate and sell each house, plus the ideal of an acre each to those who have lived on the estate (as a priority because this is their home).

=> Our philosophy based on real-world cases is that most folk can happily keep ONE house in good order. But 21 houses AND an iconic castle? There are very few folk can manage that without suffering a significant amount of stress and anguish. So we believe that title-splitting is a good thing (when surpluses are KEPT ONSITE and reinvested into the Grade A listed buildings). In the case of Dunbeath Castle, there is an important peatland project that will also need significant funding too.

Besides, it is close to government policy in Scotland to reform land ownership so that all folk get a “fair” bite at the cherry.

Here at Unique Property Bulletin we are non-political.

=> Our prime concern is to avoid Grade A listed buildings degrading into splendid ruins!

This is how the directors of Unique Property Bulletin have saved other “Grade A” listed buildings, including “Grade A’s” in Caithness, from being vandalised and becoming derelict. Ironically, 5 Grade A buildings in the far north for which we project managed the renovation were formerly the property of the same clan that used to own Dunbeath Castle. That earlier renovation from the worry of dereliction was regarded by the local community as a success. This is all we want: to help preserve iconic and historic buildings that have unique and pretty impressive characteristics.

=> As for the other 20 houses on the Dunbeath Castle estate, we are NOT going to suggest valuations as the next step in that respect is to have a proper RICS survey on each home.

Also there is the modest matter of our directors rustling up £25 million from our former Argyll Group plc HNWs for a few months (HNW means a High Net Worth person).

If you have never lived on a magnificent estate, it is not suitable for everyone, but if you become beguiled by life in these places, it really does get into your DNA.

In a good way.

Simply put, the headline of £25 million will put off many buyers.

But if we rephrase that as £9 million for the caste, £5 million for the 28,000 acres and…

=> Castle Estate homes for between £175,000 and £495,000.

Then that puts an entirely different perspective on this matter.
